The District intends by way of this RFP to enter into an exclusive license agreement to provide concessions and catering services (the “Licensee”) and to operate a successful first-class business within certain portions of the subject property Independence Grove Forest Preserve (the “Preserve”). The portions of the subject property Exhibit A (the “Subject Property”) subject to the terms and conditions of the License Agreement include:

• Portions of the Independence Grove Visitors Center (the “Visitors Center”);
• Portions of the patio adjacent to the north and west of the Visitor’s Center (the “Patio”);
• All of the observation deck (the “Deck”);
• All of the Millennia Plaza (the “Plaza”);
• All of the Native Garden (the “Garden”);
• All of the reservable North Bay Picnic Pavilion (the “Pavilion”);
• Any other areas deemed suitable by the District with the developed portions of the Preserve, all of which are generally depicted on Exhibit B (the “Licensed Premises”).

Successful respondent will exhibit a capability for the provision of indoor and outdoor food and beverage services and banquet and special event services (the “Concession”). Licensee of the Concession shall use and occupy the Licensed Premises and Subject Property according to terms of the License Agreement and for no other purpose. The District reserves the right to accept respondent’s proposal for portions of the Subject Property and not others.

No group or person will be permitted to use any catering services at the Licensed Premises, other than services provided by Licensee pursuant to the License Agreement.
